POLAGARD FLEX-O-TEX is a high quality water-based, textured, elastomeric wall coating material with waterproofing properties.  It may be applied to a wide variety of substrates including concrete, concrete block, stucco, brick, wood and metal.  POLAGARD FLEX-O-TEX produces a permanently flexible coating to bridge hairline cracks and withstand thermal movement in a substrate.

Application:

Surface must be firm and free of loose debris, dirt, oils, grease, mildew, or any substance that may interfere with bond. All cracks larger than 1/32" need to be filled with a good grade acrylic caulk. All other types of repairs or patches must be made prior to coating as well. Allow repairs to cure before beginning application. Surfaces may be slightly damp but not wet. An overly damp surface may promote runs or sags.  

It is advisable to test previously coated or treated surfaces by first applying POLAGARD FLEX-O-TEX to a 4'x4' area and allow it to cure. Later, inspect the test area for adhesion, voids or sags.  It may be necessary to sand or rough previously painted surfaces to improve bond.

POLAGARD FLEX-O-TEX is applied straight out of the can after 2 minutes of low speed stirring or mixing. Apply the product using a brush, texture roller or spray technique. For air operated spray application, use equipment to develop 40 psi with a #260 tip.  When spraying, it is advisable to back roll the first coat to eliminate small voids or pocks at the surface.

POLAGARD FLEX-O-TEX may be thinned with no more than 4 oz. of water per gallon if necessary. Apply POLAGARD FLEX-O-TEX in 2 coats at a wet thickness of about 15-18 mils per coat. Apply the 2nd coat after the first coat has set (about 2-4 hours)

 

Clean up:

Clean tools and equipment with water before the product dries; after that, solvent cleaning may be necessary.

 

Limitations:

Do not apply to frozen or saturated surfaces. Do not apply if the temperature is predicted to drop below 35°F within 4 hours of completion of application.  Do not apply if precipitation is forecast within 4 hours of completion of application. Shelf life is 12 months in closed containers stored indoors. POLAGARD FLEX-O-TEX dries faster than ordinary coatings. On warm sunny days, work in the shade as much as possible. Back rolling or retouching areas that have begun to dry may peel the coating.

 

Maintenance:

If a surface becomes dirty, spray with a mild soapy water solution and rinse with clear water. Do not use high pressure spray or solvents. For harder to clean areas or damaged coating, recoat with POLAGARD FLEX-O-TEX.
